Business Relocation in Thailand
Sometimes, the need arises to relocate your business in Thailand. Whether it’s for better market access, operational efficiency, logistical considerations, or other strategic reasons, changing your company’s registered address is a key step in the process.
The process varies depending on whether you’re moving within the same province or to a different one. This guide provides a straightforward overview to help you efficiently navigate the legal and administrative requirements.
Changing Address Within the Same Province
When moving within the same province, the process is relatively simple:
Timeline: Approximately 7-10 working days
Key Steps:
- Document Preparation: Gather necessary documents, including the company affidavit, new lease agreement, and director’s ID.
- DBD Notification: Submit the change of address to the Department of Business Development (DBD).
- Tax and VAT Update: Update your company’s address with the Revenue Department for tax ID and VAT registration.
- Notify Government Agencies: Inform other relevant agencies, such as the Social Security Office.
Relocating Your Business to a Different Province
Moving to a different province involves additional steps:
Timeline: Approximately 22-25 working days
Key Steps:
- Public Announcement: Publish a notice of the address change in a local newspaper.
- Extraordinary Shareholders’ Meeting:
- Send invitations to shareholders for a meeting to approve the address change.
- Hold the meeting, document the minutes, and ensure the resolution is properly recorded.
- DBD Submission: Submit the required documents to the Department of Business Development (DBD) to update the company registry.
- Revenue Department Update: Update the company’s address with the Revenue Department.
- Notify Additional Agencies: Inform other relevant bodies, such as the Social Security Office and any industry-specific agencies.
Key Locations for Submitting Address Change Documents
- DBD: Submit applications to the DBD office at the previous location.
- Revenue Department: For VAT registration, handle the VAT out at the previous location and VAT in at the new location.
- Social Security Fund: Notify the Social Security Office at the previous office location.
Essential Documents for Changing Your Company’s Address
For both scenarios, you will need:
- Director’s ID/Passport: Identification for the company’s directors.
- Company Affidavit: Details the company’s current information, including registered address, directors, and shareholders.
- New Office Lease Agreement: Signed lease agreement for the new office.
- Household Registration (Tabien Baan): Registration document for the new address.
- Consent Letter from Property Owner: If leased, a letter from the owner consenting to use the address as the company’s registered office.
- Title Deed or Sale Purchase Agreement: Proof of ownership for leased property.
- Map and Photos: A map and photos showing the new office location, company signage, and unit number.
Employee Rights and Employer Duties During Relocation
Under the Labour Protection Act, employees may refuse relocation if it significantly impacts their daily lives. Employers must post a conspicuous announcement at the current workplace at least 30 days before the move. If employees refuse to relocate due to significant impact, they are entitled to special severance pay, depending on their length of service.

Updating Work Permits for Foreign Employees
If the change of office address is within the same province, updating the work permit is not required. However, if the change of address is to a different province, the update must be notified to the old address’s labour office.
Timeline: 3-5 working days
Visa Extension: The visa extension must be processed at the immigration office corresponding to the new address.
Tax Considerations During Address Change
Changing the company’s address does not trigger tax inspections in Thailand. There are no specific tax implications related to moving to a different province, and the company continues to file taxes normally under the new address.
Updating Business Licenses After Relocation
Update the address on licenses if legally allowed, or apply for new ones (e.g., alcohol sales licenses).

- Updating Bank Accounts: Update the address on your bank account at the branch where it was opened, or consider opening a new account.
